Property Manager transition

Thank you Aileena!

I want to personally thank Aileena for her service to us over the past two years. Unfortunately, she is leaving us.

I know two years may seem like a short time, but I was able to accomplish a lot with her. We finalized the façade, worked on the intercom, replaced and updated the camera system, cleaned up the garage roof—which was basically the Wild West—and, lastly, made the staff more accountable.

I always say that a property manager is only as good as the staff he or she has. Aileena helped us make a lot of progress, and I want to thank her for everything she has done for the building.

Welcome Tracey Jackson!

Projects Accomplished

Garage

We successfully completed the garage project, which was an important improvement for the building.

Courtyard Renovation

We met with various contractors to get bids for the courtyard renovation. It was a painful process because there were several times when contractors scheduled meetings and then did not show up. In the end, we selected Jana Builders. These guys have done large projects, including the Chick-Fil-A on Northern Boulevard and 68th St. and they are also a main contractor for the Aldo Supermarket. We are now moving forward with them on the courtyard renovation.

Handyman Hired

After a lengthy and painful search over a year without a handyman, we finally hired Eric Juarez, and he has been doing an amazing job. We are already seeing a positive difference in the maintenance and upkeep of the building. Eric can be reached at (917) 245-8513

Leaks and Water Issues

Leaks continue to be a major concern. We have had situations where leaks were not reported promptly, as well as instances where leaks were reported but the response from staff was not quick enough. Going forward, we need everyone—shareholders, residents, and staff—to treat any sign of a leak as urgent. It is better to overreact than underreact when it comes to water damage.

Recycling

We want everyone corporation in the building and make sure everyone understands what should and should not be recycled.

Communication

We’ve tried to improve communication with everyone. Laura keeps the bulletins updated in the elevators and common areas, so residents are aware of important building information and updates.

Moving Forward

Our focus continues to be protecting the building, addressing issues before they become more costly, improving responsiveness, and making thoughtful decisions that preserve our property for the long term.
